Introduction
Dubai Healthcare City Authority (DHCA) has announced an AED1.3 billion development plan for DHCC Phase 1, aimed at strengthening its position as a leading destination for global healthcare investment. The plan includes flagship projects such as the first LEED platinum-certified office building in DHCC.
Features
The new development will feature a 13,000-square-metre LEED platinum-certified office building spanning nine floors and three basement levels.
The building will offer a flexible mix of office units and ground-floor commercial spaces, setting a benchmark for sustainable urban development.
Alongside this, a purpose-built medical complex covering 5,800 square metres with five floors and two basement levels will provide adaptable spaces for surgical facilities, laboratories, diagnostics, outpatient care, medical offices, and support services.
Both projects incorporate smart design features, including optimised layouts, flexible shell-and-core structures, and integrated smart parking with electric vehicle charging stations.
Additional infrastructure will include multi-storey car parks with full accessibility features, enhancing convenience and community access.
The construction is scheduled to begin in December 2025, and completion is expected by November 2027.
